Delays in Construction Projects and the role of Project Management( Study in Healthcare Sector project) For Researcher :Tarek Hassan
Abstract:
Delays is a common subject and considered as one of the biggest problems often experienced on construction project sites. Considerable percentages of projects fall behind schedule causing damages to almost all involved parties. Owners may experience losses due to postponed completion dates and Contractors may face liquidated damages. Even Architects and Engineers may face additional challenges resulted by delays.
Delays can instigates negative effects such as increased costs, loss of productivity and revenue many lawsuits between owners and contractors and contract termination.
Delays can be defined as the late completion of works as compared to the planned schedule on the contract. Delays can be avoided or minimized only when their causes are identified.
The aim of this study is to investigate and identify the causes and effects of delays that could threat project objectives in construction projects. A comprehensive literature review from various sources through books, conference proceedings, the internet, and civil engineering journals was made to carry out this study.
This study concerned as well with vitality of project management role and the mitigation measures shall be taken to avoid or minimize the magnitude of adverse consequences of these causes. The study has recommended several significant mitigation measures based on the different points of view from literature review, survey and case studies.
It is expected that these findings can improve the knowledge in the scientific community of project management and can help in the mitigation and prevention of these delays. This study will also allow local or international companies to gain a better knowledge of the Middle East construction industry in general and in healthcare sector in particular, defining its potentials and problems, so they can prepare a more accurate approach to this market.
The healthcare project are considered to be complex owing to uncertainty attached to the nature of these types of projects. Feasibility study through design and construction figured out that many intricate factors should be considered by project managers to make healthcare projects successful. Although, evaluating delays impact of general construction projects has attracted attentions in recent years, no research has addressed specific nature of healthcare construction projects. This study aims also to identify the socio-economic impact of construction delays of healthcare projects.
